A Father Forgets


As father of three, I wish I heard, read or have seen this video 20 years ago. It is very humbeling.
The good part is, it's never too late. If you're a parent or planing to be one this is the right concept to raise our kids with.
I love my kids!!!

Resurrection & Recognition

Last time the Easter was on April 24th, was 150 years ago.
Although we as Armenians have celebrated Easter since the 3rd Century as a Christian Nation, April 24th was just another date on the calendar for us.
In 1915, atrocities committed by Ottoman Turks, to more then 1.5 million Armenian women, childeren, elderly and men, changed our calendar forever till this day.
And here we are almost a century later as an Armenian Nation, Country and as individuals, still seeking for closure.
And the closure is simple, for the Turks as a Nation and as government to stop denying the Armenian Genocide.  Through the past 96 years they have not only denied it, but used their political strength and influence to gag some of the key countries that belong to United Nations.
I heard the statute of limitation of perusing such claim(genocide/holocaust), is a 100 years.
Hmmmm…..  Who set that law in place?
Maybe we should be looking into getting rid of that law first, and at the same time start working with the local governments and build it one piece at the time as if it was a puzzle.
Just a thought ….

Don’t Be a Scam Victim! Educate Yourself…


A man called me today wanting to see me urgently. I tried to tell him I could see him tomorrow but he said he saw me on House 2 Home show and added that I used to teach his kids at the church and was very persistent.
Shuffled a few appointments around and had him come in. When he walked in, there was no small talk. In a few moments I heard the horror story of how he has been scammed out of his money and being told to file bankruptcy with a promise that through forensic audit of his loan documents by an attorney and its middle man (that is nowhere to be found),  will wipe out his loan or reduce the principal loan amount or do a short sale. Well the story went on for about 15 minutes and the ending was grueling fact of that all that was done for him, the attorney filed bankruptcy. The next thing he knows the officer showed up with papers of eviction and gave them a few hours to move out of the house. Taking out all the personal belongings and putting them on the sidewalk.
I can’t imagine the horror they must have experienced. This man is a hard working man, father of two. Embarrassed, confused and not knowing what to do. - “How could this happen?”- “ I thought attorneys where suppose to protect my rights not take advantage of us”- “What do I do now?”…. and the questions were many.
I know there are many good attorneys out there, with some I’m good friends with. But please don’t think because they have a plaque hung on their wall with their name on it they are “god”.
If they claim to be Realtors check their license number. Ask for references. 
Ignorance is not an option.

When you talk to anyone, before hiring them use the “God” given technology and resources that are available to you at this day and age – “The Internet”

You will be surprised what you can find when you do.
Ask for references, ask them to put everything in writing and take it home and read it or consult another professional before you sign.
I hate to see a family to go through a traumatic experience like this especially the kids to whom the father has to explain why they have to move and they can’t go to the same school and see their friends.
Where, everything could have been taken care of with a much dignified process of “Short Sale”.
It’s not hopeless my friends. We can do this the right way, get the word out.
Let people know, even if you’re not going through it. Talk about it and you’ll be surprised how many families we can save from a traumatic experience of such, as this story.

Selling or Buying a Home Should Be Fun Right?... So ... Search Like An Agent!


The more and more I talk with new clients, as a Broker/Realtor, I come to realize how much frustration an average serious Seller and Buyer goes through in a Real Estate transaction. It's about 8 months to 1 year.
Sorry if this will sound like aRAMBLE(had to throw that in, it's called Product Placement...lol), but we have to look at all that's going on in today’s Real Estate Market. 
Today’s market.....
... is flooded with "Short Sales" - Which means you need to have 2 or more "approvals", for the purchase price of the home. 1 from the Seller and 1 or more from the Banks(If there is more then one lender involved). Which can take several months - and the road maybe bumpy. After all the work we put in (as a Client and a Broker), we are never sure "when" and "if" the escrow is going to close. From time to time an REO(Bank Owned) property peaks its head out in the market and for some strange reason everyone goes after that home and it usually sells for more then what it's worth today.... So what is the seller or buyer to do?....
The times are changing.... Rapidly!
Through late 80's the Realtors had "The MLS(Multiple Listing Service) Book" that would come out every Thursday of the week in the late 90's the online MLS came out and in the early 2000 finally the Real Estate industry was able to reach the general public. Thank God!
The active Realtors - That have dug their heels in the ground during these challenging times, working 12+ hours a day in the field and the office. Plus there are educational seminars that we must attend, to be updated of new rapidly changing Laws, Policies, Disclosure Forms, Rules & Regulations to protect the clients interests. That, is the Agents job!....is to give the right service and tools to be informed. 
Oh, and did I mention Technology Updates?...
Don't be discouraged "Help is on the way".....
Let me explain....The frustration comes from the agents lack of experience. Knowing which properties are worth going after.  All you as the Seller or Buyer need to do is be informed of the current market that is changing from day to day. 
For about a year now I've been offering my clients (Sellers and Buyers), the service of "SEARCH LIKE AN AGENT" alternative.
