Selling or Buying a Home Should Be Fun Right?... So ... Search Like An Agent!


The more and more I talk with new clients, as a Broker/Realtor, I come to realize how much frustration an average serious Seller and Buyer goes through in a Real Estate transaction. It's about 8 months to 1 year.
Sorry if this will sound like aRAMBLE(had to throw that in, it's called Product Placement...lol), but we have to look at all that's going on in today’s Real Estate Market. 
Today’s market.....
... is flooded with "Short Sales" - Which means you need to have 2 or more "approvals", for the purchase price of the home. 1 from the Seller and 1 or more from the Banks(If there is more then one lender involved). Which can take several months - and the road maybe bumpy. After all the work we put in (as a Client and a Broker), we are never sure "when" and "if" the escrow is going to close. From time to time an REO(Bank Owned) property peaks its head out in the market and for some strange reason everyone goes after that home and it usually sells for more then what it's worth today.... So what is the seller or buyer to do?....
The times are changing.... Rapidly!
Through late 80's the Realtors had "The MLS(Multiple Listing Service) Book" that would come out every Thursday of the week in the late 90's the online MLS came out and in the early 2000 finally the Real Estate industry was able to reach the general public. Thank God!
The active Realtors - That have dug their heels in the ground during these challenging times, working 12+ hours a day in the field and the office. Plus there are educational seminars that we must attend, to be updated of new rapidly changing Laws, Policies, Disclosure Forms, Rules & Regulations to protect the clients interests. That, is the Agents job!....is to give the right service and tools to be informed. 
Oh, and did I mention Technology Updates?...
Don't be discouraged "Help is on the way".....
Let me explain....The frustration comes from the agents lack of experience. Knowing which properties are worth going after.  All you as the Seller or Buyer need to do is be informed of the current market that is changing from day to day. 
For about a year now I've been offering my clients (Sellers and Buyers), the service of "SEARCH LIKE AN AGENT" alternative.
